Milford Advocacy for the Homeless (MAH) is hearing that more seniors and individuals with disabilities are at risk of losing their homes due to unpaid property and school taxes. Many of our elderly neighbors are on fixed incomes and unaware of the tax relief programs available to them. Information is key to getting help. We urge our community to share this with family and friends who may qualify for assistance. Delaware offers several property tax exemption and subsidy programs designed to ease this burden and help residents stay in their homes. Below is a breakdown of available support by county.

Sussex County: Seniors aged 65 and older, as well as individuals with disabilities, may qualify for property tax exemptions and school tax subsidies. To be eligible, applicants must have been full-time residents of Delaware for at least five years and meet income limits of $6,000 (single) or $7,500 (married) for school tax subsidy programs. Sussex County also offers a property tax subsidy to income-eligible seniors and disabled residents. Applications must be submitted through the county’s Assessment Office. New Castle County: Offers a significant $32,000 reduction in assessed property value for eligible seniors aged 65 and older. To qualify, applicants must have been legally domiciled in Delaware for at least ten consecutive years and meet an income limit of $50,000 for a property assessed at $125,000 or less. Kent County: Offers school property tax exemptions for seniors 65+ and individuals with disabilities. Applicants must have lived in Delaware for at least five years and meet income limits of $18,000 (single) or $24,750 (married). Milford, Delaware: In addition to county and state-level programs, the City of Milford offers its own Property Tax Exemption for Senior Citizens and Disabled Persons. Residents who are 65 years or older or permanently disabled may qualify for an exemption of up to $40,000 of the assessed value of their primary residence. To be eligible, applicants must have resided within Milford city limits for at least one year, meet certain income requirements, and file the necessary documentation annually. This exemption can provide meaningful relief for those struggling with rising costs on fixed incomes.
